Avg LP: $211,167

Pendings: 92 (A very productive weekend, we would like to see triple digits here, however with the numbers over the past month producing between 80 and 40, 92 is welcome number)

Avg LP: $194,235 (This is solid, as expected, the average Price of homes going under contract will and needs to continue at this level)

Solds: 42

Avg SP: $117,822 ( This is direct reflection of the type of home that has been coming under contract over the past 30 days)

Market Update-Lenders changing HUDs rehab guidelines

 

In an effort to help move foreclosed properties more quickly HUD announced on Friday the removal of 90 day waiting period to repurchase homes utilizing FHA financing!
 
This information just came out yesterday and more details to follow…however the following is a quick review;
 
-  Effective February 1st, 2010
-  All transactions must be arms-length in nature
-  Seller must hold title to the property
-  No previous flipping of the property during the last 12 months
-  Property was marketed openly and fairly
 
Key issue will be when property has increased 20% or more since title transferred;
 
-  Supporting documentation will need to verify sufficient legitimate renovation or appraiser needs to justify and explain increase in value
-  Property inspection will be required by lender
 
Again, this just was announced…please see attached from HUD and as I have more details will forward to everyone.

Avg LP: $160,795 – Ultimately I would love to see this average increase or support a volume over 160k. Maintaining an average pending price  of 160k could be critical as we continue to see many of the new listings averages spiking upwards of the 170′s,

Solds: 32- Closing numbers are down however we did see a larger than market average ($150,987) Sale Price. Keep in mind these closing would have received their contracts around this time-table in December.

Avg SP: $158,672

Market Update- Interest Rates

 

Everyone is back from the holidays and we are starting to get back to more normal trading volumes, etc…
 
Employment number was somewhat of a dis-appointment today and initially market reacted negatively, however ended the day almost unchanged.
 
Today it looks like we may have seen the end of rates with no points below 5%, however that is always subject to change and a little early to tell starting off the year…many still feel that rates are more likely to rise based upon current economic data and potential rebound in the economy…however housing is still lagging!
 
Rates for 30 year fixed rates are averaging in the low 5′s…which are still great rates and we just need to keep reminding everyone!

Avg LP: $214,825 This has a bit higher then normal avg as a result of 1 home newly listed @ $1.7.

Pendings: 67

Avg LP: $162,655

Note: New inventory this past week has shed a high average of distressed or bank owned units. I have noticed a large number of these home this past week in Care One Homes LLC’s (Investment Group we represent) prospect portfolio. Yesterday alone yielded double-digit HUD listings in multiple areas throughout the city.

I am showing several in the Anderson Market Place on Sunday to capture a first hand look at inventory I can familiarize myself with for my clients. I will be sure to report these conditions on our Weekend Review Post this Monday.

AVG LP $214,671  Reviewing the avg for the past 60 days, this is higher than what we have seen pending, selling or coming back on. Today was a big day for relist properties. 170k was closer to what the past few months have shown on avg of new listings
