Thats it, more like it. Triple digit pendings back today. We saw some REO properties enter the market place today and with the talk of the banks holding back these home, I have set up a daily watch for these large volume of REO’s.

A down day to say the least. 64 pendings today following back to back days of triple digits and 6 of the last 7 being triple digits. It was a very chilly day, perhaps you can blame the lack of action on that. There was only a 101 new listings so in proportion the activity is showing more signs of the correction. There is a positive in every number!

Even on chilly slow day there is always Hot Spots-Delhi 5, thats only the 2nd time this area has hit the hot spot list in the past 2 months, Harrison had 3.

Triple digit pending streak continues. 133 Monday, 102 Tues, price reductions are down too. Some of this may be caused by the lowing inventory. We saw 131 new listings today vs 102 pendings. As those 2 numbers close the gap between them, the inventory start to shrink. That is a sign of a market correction.

Nearly a 5th day of triple digits pendings, which would make a high-water mark. 99 homes under contract today! If you read the financial update you will note the days are counting down to grasp the 8k tax credit contract dead line. Lets notice high volume this weekend.

Today’s HotSpots- 5 in Fairfield/Fairfield Township & Harrison, 4 in Hyde Park and Mason.

Market Update- Financials (Interests Rates)

A weaker than expected treasury auction caused a slight increase in rates toward the end of this week, 30 year conventional fixed rates are currently averaging  5.125%…FHA/VA rates at 5.125% with one point origination. With the increased purchase demand expected over the next several weeks with first time buyer’s we are allowing until end of October to purchase and close by November 30th current dead line to obtain the $8000 tax credit (rural development loans, however will be more difficult to close in this time frame and FHA 203k loans should be under contract currently). We could possibly see a continual slight uptick in rates, however with very little inflation concerns we are expecting rates to remain relatively low going into end of the year! Have a great weekend…

We are having a firestorm this week. A little stall today with 80 pendings, however leading up today we have seen triple digit pendings WTD.

Today’s HotSpot- Fairfield/Fairfield Township 5 back on top today, 3 in West Chester, Hillsboro, Hamilton Township each.

The upcoming weekend looks soggy, we will see how the public reacts to the timetable ticking down. Interest are still holding firm and a Market Update-Financials will come tomorrow.
