Watching the pending numbers start to drift to under triple digits, we may not see many of those pendings numbers hit triple digits more than twice a week. At least we havent over the past near 2 weeks.

As noted in today’s earlier blog, there is some unofficial news coming from DC that could extend and expand the tax credit. This will be a good time for buyers to gather their thoughts, perhaps expand their search parameters, and become focused on their home purchase without pressure.

It’s a solid report of expected good news for an extension. Several notes about made in the reading about the New Contruction sales down should not come as a surprise at all.  The past 3 months have reported a declining number in NC contracts. With NC building timelines 4-6 months, closing by Nov. 30th would be a great risk. This extension discussion I believe will push solid traffic even through the winter months. Bringing even more activity from those who fell out of the idea of buying.

We will continue to monitor the activity on our Local Greater Cincinnati MLS over through the remainder of Fall and on into the winter months.

Note to sellers, this does not give you incentive to remove your home from market and relist in the spring. There will be a lot of people doing that already. The inventory will shrink, which will strengthen your leverage to move your home even in what could be somewhat slower winter months.

It appears some activity is coming back down to Earth, it could be possible on the tax extension talk could be keeping people from moving. I have spoken to many who anticipate an extension with only the terms to be uncovered. Also I had a great conversation today with my Loan Officer who seemed to agree with the extension in addition to rates holding firm with some fluctuating up and down for the next 12 months. Keeping the positive news moving forward and creating excitement in the market place.

This is the week, the week that buyers on the fence make a choice to which side they are going to move to. I want to remind those  expecting to close by Nov 30th that the week of Thanksgiving is going to shorten that work week, which could create/or delay closing dates. The time to move is now. We will watch the numbers to evaluate how many make their move.

Based on the numbers from this weekend dont show that action as above the norm in comparison to the most recent Weekend Reviews.

We have seen stronger numbers in the past weeks. I am not one to point out the negative but the numbers this week were down nearly 20%. I cant explain the slow down this week. It is not what I expected. Wipe the slate clean this week and lets start a new week on Monday.

Even with low numbers there are always Hot Spots- Miami Township/Milford 5, West Chester & Westwood with 4 ea.

I have been exposed to a large increase in traffic however the past 3 days of pendings are telling another story for the rest of the market. I hope first time home buyers are not making a choice to wait by talk of an extended tax credit.

Slow day for  ”>pendings vs last week. I felt a rush on my listing’s today, major call traffic and click traffic today. I sensed some scrambling in a few voices today. I also read some correspondence notating a possible tax extension, these notes and articles will continue until the deadline has passed or something is created. Today Bloomberg reported a tax credit extension to all homebuyers with income less than 300k. I will continue to monitor the media’s attention on this subject.

Low numbers today however the day itself was beautiful. I suspect showing activity was high today. Lets set ourselves up for some solid number over the next 2 days.

Triple digits is nice, however we have been witness to much better weekend number then 123 pendings. I was out in force this weekend, I noticed a serious swarm of activity and the numbers do not support a high transaction count. I am very interested to see what happens with the number of pendings this coming week. I think the ripple’s effect from the first time home buyers is about to get jumpy. I am preparing to see a higher price bracket get some serious activity.
