We have seen better Weekend action then 133 over the past 3 weeks. Makes me wonder if Football can affect buying a home.

The breakdown: where was HOT- Mason, Hamilton Township/Landen areas West Chester(west) all with 5 today. Warren County overall had a great weekend with over 20 pendings and a little higher avg price as expected. 4 of the pendings over 250k and 1 over 500k.

Tomorrow may show some higher #’s if negotiations from over the weekend didnt finalize until later in the day today.

It has been a solid for Pendings in the area thus far. Since Tues we have over 350 homes under contract. We have stayed over 100 pendings everyday since the Holiday. Nice

 

Today saw Forest Park and Westwood with 4 pending properties each. Nice day for the westside! Look for a financial market update tomorrow and a health weekend with the Realtor open house special. Lets roll this weekend!

Stable action today with over 100 pendings.  Hillsboro had 7 with areas of Fairfield/Fairfield Towship and West Chester had high pending counts too.

I spent the past 2 days showing homes in Bethel and I have to make note, if anyone is looking to buy in Bethel Village, I know where some really nice homes under 100k are located. Some really nice deals there to make note of.

Market Update-Greater Cincinnati MLS Labor Day weekend Report

Some familiar areas had a big weekend: Fairfield/Fairfield Township posted 9 pendings! awesome and hot, followed by Anderson with 7 and West Chester with 5.

If you have been watching this report over the past few weeks, you are starting to notice a trend. Coming out of the weekend buzz, however a holiday weekend just passed, our local MLS posted nearly 150 pendings. The so called hot areas, Fairfield, Anderson, West Chester, and Milford, have all be at the top of the volume list on most of those weekend reports.  Speaks loud to buyers and even louder to agents seeking listings and buyers. To get in the action of  the past several weeks, those areas noted are moving.

To help assist my buyers clients, I will be activating a new “fully private” cell phone call voice shopping system. This system known as Voice Pad, will be sent out to all my buyers(via email) this week for easy access when a home of interest is passed while driving. The private feature allows my clients to investigate many details of the home from the street without talking to the listing agent. Very exciting resource! A healthy Friday for pendings @ 120. The leader board today is Fairfield/Fairfield Township with 7, Oakley with 5! follow by Lebanon with 4.

I am very curious to see what happens this Labor Day weekend and throughout the early part of next week. As we move out of the beginning of September I expect to see an added push for the next 45-60 days. I would watch for the pendings to stay on or near the 120 mark on avg with some days spiking near 150 high water mark we had earlier this week.

Where was the all the action

Fairfield/Fairfield Township had 7 followed by Batavia with 6. Also take note that Clermont County had 20 pendings today, a hot weekend would only produce about 12 for CC. There was an explosion there today! Who Rah for that!

The numbers retreated back to normal levels after a hot hot weekend especially on the East Side.

We still had 85 pendings in the market place

Another superb day in Cincinnati:

Pendings- 119: interesting place to have the leader but Hillsboro lead the market with 6 pendings today followed by Milford and Anderson again with 5 ea.

Solds- 160: Hillsboro & West Chester (west) 6 followed by Sharonville with 4.

We have had nearly 700 home expire in the past 3 days. Thats a large number. Nearly 400 yesterday and and over 300 today. The buyers are speaking to those listings.
