After a 150 pendings yesterday we saw a pending number of 88. One note I want to make about the lack of pendings 2 days after a weekend is this, sellers and buyers may be coming to an agreement quicker. This also leads me to believe the offers are becoming more acceptable by the sellers and more reasonable from the buyers to start with. The lower number of pendings today might not be negative news. It’s an interesting spin on what I see with todays pending results.

Look at the high number of closings! New home owners wait until the end of the week at the end of a month. We did have 98 pendings today. Hotspots are 5 in Goshen, thats a first time on our hotspot list. 4 in Anderson, West Chester and Liberty Township.

The next 21 days will critical to home owners in many areas. The price bracket will start to swell as those are released to move up. We will keep on an eye on pendings avg list price as we move into Oct.

Is it only coincidence that on a day filled with rain we have the lowest number of pendings in the past 30+ days? We also saw only 135 new listings today; perhaps everyone just felt sluggish today.

8 pendings today in Fairfield/Fairfield Township, that area is hot, also not my listing in that area has had an increase in traffic over the past 3 weeks and it is in an upper price bracket vs the avg market sale there. Of those 8 pendings only 2 were over 200k.

Looking towards the weekend, I think the strongest daily pending numbers are yet to come. I was called directly by several agents today, with questions regarding my actives. I sensed urgency in their voice, it’s an emotion you can recognize with questions, tonality, and demeanor.

Sellers, now is the time to move your property, hire the right agent with the strongest marketing ideas and the most specific data to support your area’s fair market value. Now is your time!

I like to see it,  the first 3 days this week are showing triple digit pendings, the 170 new listings is still in-line with what have been seeing, so nothings surprising there.

Today’s hot spots are 5 in both Hillsboro and Fairfield/Fairfield Township, Amelia, Forest Park with 3.

In one of my blogs last week I noted we could see a spike in inventory from BOP-bank owned property, that banks have been rumored to be holding in inventory. I have reviewed the data of new listings over the past few weeks to find today 153 and only a few other times under 160, have been the new listing daily numbers. We have seen numbers over 170 and even over 200 over the past month. It is a number to keep watch on as we near October 1st.

Today, over 100 pendings in the area led by Union Township-Clermont County with 6(thats a first since this blog started) Anderson with 4 and several spots Mason, Liberty township, Delhi with 3.

A very nice level of activity today 123 pendings in our area market place. Lead by Bridgetown with 8, Mt. Washington, Fairfield/Fairfield township, Hillsboro, and Milford all with 6. Starting to see a pattern in some areas as being a hot place to find a home.  If you want to know where the appraisers are, you might want to look in one of these areas.  I know of several agents with active listings in the Milford/Miami Township area and they are reporting a high volume of showings in the area under 165k. That area has been on the top market daily report more than 10 times over the past month and half. I think I am going to take a longer look at the placing a few yard signs in that area soon!

Slower week then what we have witnessed over the past month. 83 pendings today is one of the lower (75) that we have seen since this blog started 4+ weeks. Interest rates remain low, watch for the Market Update-Financial(interest rates) tomorrow. 

I was out in the eastern countryside today and I notices we are nearing harvest season for many crops.ag-looking-to-harvest It was a very peaceful drive today.  Harvest season is one of my favorite times of the year. So many colors in the country, it almost creates a calm, and offers a fabulous time for photography.

I am working on a case CMA data report for a listing presentation on a Second Empire Designed architecture home this coming week and I am rather excited. Pictured here is my home in East Walnut Hills, also an example of a 2nd Empire designed from the 1880′s. I’ve done some historical research about the design recently. The era of building in the US was 1860-1900 and the name 2nd Empire came from the French rein of Napoleon III (The French 2nd Empire). Very interesting information and what a cool design. It is noted that many sometimes confuse this design with Victorian.
