Some numbers to make note home here.

1. 128 Solds today is great. You can suspect being a Friday, that there was a factor in that.

2. However, 110 pendings today matched the weekly high.

3. Of todays pendings Milford had 6, followed by West Chester (west) and Liberty Township both with 4.

As we near the weekend, movement has remained steady market wide. Near 100 pendings over 3 of the 4 days this week and 100+ the other day.

Over the numbers: Liberty Township lead today’s pending with 5 and Hyde Park joins Pierce Township/Amelia with 4.

Looking back on yesterday’s numbers, it appears buyers took an extra day to work their deals out from the weekend activity. Over 100 homes pending and heading towards closing. One of the higher numbers pending I viewed this past spring was near 150 home pending. Keep those numbers in mind as we conitinue to move towards a deadling of mid to October.

The Market activity in the Greater Cincinnati area MLS:

Showing today’s traffic, a closer look into the market place lists. The numbers reflecting pending (88), is inline with what I have noticed throughout this quarter. I expect that number to increase as we draw closer to the fall. Mondays and Tuesdays typicall prove to have 100 + pendings from traffic that is generated over the week.

PotterHills to develop homesites in Northside.

Potterhill is developing several new homesite in Northside. Ground breaking is schedule for Mid Fall 09. I have been in a few Potterhill Homes, and even sold one this spring. This could be an interesting development. For whatever its worth, this is a good sign for the residential market place. In addition to low rates, buyers can get a 10 year tax abatement for being within the city limits!
